Maintenance, service and ventilation

For West Palm Beach restaurants, retail units, offices, clinics and managed buildings.

Maintenance

Before the season that tests it

On this coast the wet season is the test: coils that cannot reject heat, drains that block, and electrical connections working in salt air. Cleaning and checking before it starts costs a fraction of dealing with it during.

Each visit is recorded against the unit — what was done, what was found, and what will need money — so a replacement is a decision rather than an emergency.

Ventilation

Air in, as well as air out

Most ventilation complaints in trading buildings are a balance problem rather than an equipment problem.

  • Make-up airExtract without replacement pulls humid outdoor air through every door and gap. The fix is supply, not a bigger extractor.
  • Occupied spacesA room full of people needs outdoor air. Reducing it to solve a pressure problem is the wrong lever.
  • Changes of useA unit that becomes a kitchen, a gym or a clinic needs its ventilation revisited, not just its cooling.
  • What we measureAirflow and pressure, before and after, so the change is demonstrated rather than claimed.

Planning

The register, then the programme

Make, size, age, refrigerant and condition for every unit, recorded once and kept current. It is the difference between a capital request that gets approved and one that gets argued about.

From it we give you an order of replacement and the practical constraints on each one: curb, crane access, electrical supply and how much downtime the space can take.

When something fails

What we need on the call

  • Which unit

The roof number or the area it serves — on a building we hold a record for, that is often enough.

  • What it is doing

Not cooling, tripping, noisy, leaking, or the kitchen smoking — and since when.

  • Access

Ladder or hatch, keys, and whether roof work is allowed during service.

  • Trading hours

A dining room at six is a different job from a storeroom on Tuesday morning.
